Renting

Permanent or temporary: the first rental conversation

Before discussing price and length, describe the actual need: a main home, a study stay or a limited work assignment. That is where reviewing the agreement should begin.

01

Explain the intended use

Prepare a short brief: who will live there, why that period is proposed, whether departure is planned and which address will be the main home. This supports an accurate conversation with the landlord and adviser. The facts should not be reshaped to fit the heading of an available template.

02

Do not infer the rules from a label

Spain’s updated Urban Leases Act includes provisions on temporary housing and transitional situations. “Eleven months means a seasonal let” is therefore not a reliable rule on its own. Ask a professional to check purpose, signing date, current legislation and the specific agreement.

03

Compare the complete arrangement

Write down what payments include, how repairs and handover work, and which notices are required at the end. Do not automatically borrow a friend’s contractual conditions. The useful outcome is a draft with clear answers and a checked legal framework, rather than reassurance based solely on the word temporada.
