Buying and selling

The second viewing: test an ordinary day

A first viewing helps you feel the space. A second should test everyday life: working, shopping, sharing a building and winding down in the evening.

Return at a different time

If you first visited in the morning, ask to return in the early evening. Listen to the street with windows open and closed, stand quietly in the bedroom and check the light where your desk would go. Separate observations from impressions: “I can hear the bus” is more useful than “the area is noisy”.

02

Try everyday actions

With the seller’s permission, open windows and shutters, try the taps and look beneath the sink and around window frames. Measure passageways and spaces for larger furniture. Damp marks, unusual smells or cracks warrant professional inspection; an ordinary viewing cannot establish their cause.

03

Compare the visit with the paperwork

Request a current nota simple to check registered ownership and charges. Separately confirm what the sale includes: storage, parking and furniture. Finish with a short list of unresolved questions, who will answer them and a deadline. It provides a clearer basis for a decision than the memory of beautiful light.
