01

Start with the specific transaction

Record the price, financing method and type of acquisition separately. Applicable taxes and reliefs depend on circumstances; the Generalitat’s official property-transfer procedure provides information about ITP and Modelo 600. Request a calculation for your property and buyer profile rather than copying someone else’s rate.

02

Check the basis of each figure

Clarify the taxable base and the role of the valor de referencia where relevant. Catastro provides information about this value. Alongside each expense, note the source, date and person confirming it. Use individual quotations for professional services, valuation and transaction arrangements.

03

Create a payment calendar

Separate funds needed before signing, on completion day and after handover. Give furniture, moving and essential works their own section. Avoid counting the same advance twice. The final test is whether money is available on each required date, not merely whether the overall total matches your savings.
