Distinguish the indicators
TIN is the nominal interest rate; TAE also incorporates certain associated costs. The Bank of Spain recommends comparing conditions and using TAE calculations. For a variable-rate loan, future payments are not thereby known in advance: examine the assumptions and how the burden could change.
List the extra conditions
Separate insurance, fees, products needed for discounts and early-repayment terms. Request calculations with and without additional products where both options are offered. Compare the annual burden and the household’s financial buffer, rather than only the initial monthly payment.
Move from advertising to documentation
The FEIN contains personalised terms that help compare offers. Check the amount, term, schedule and document validity, resolving unclear points before signing. An initial bank conversation is not final loan approval. Coordinate the financing timetable with purchase commitments so contractual deadlines do not run ahead of checking what is feasible.
