Asking prices and sale prices: why the numbers differ

Property coverage mixes asking prices, averages and indices. They describe different parts of the market. Before comparing figures, identify what each actually measures.

01

Establish the source

A listing shows the seller’s request, not a completed transaction. Spain’s INE house-price index uses information from purchases recorded before notaries. The index describes price movements; it is not the price per square metre of a particular flat.

02

Compare like with like

Record the period, geography, property type, condition and floor-area definition. A regional average is not a valuation of one street. Repeated listings of the same home are not independent observations. Where evidence is thin, state the limitation instead of drawing a precise conclusion about the entire neighbourhood.

03

Return to the individual home

Gather checked comparables and explain differences in floor, lift, refurbishment, outside space and legal position. An advertised reduction does not itself establish a good purchase. A decision needs documentation, technical assessment and your own budget. Statistics help frame the questions but cannot replace checking the home itself.
