Check the point, not the neighbourhood name
MITECO provides the official SNCZI mapping service for examining flood zones. The ministry also warns that mapping is not yet complete: the absence of a layer does not establish the absence of risk.
Save the exact address and locate the building. Check the selected layer, legend and information about the data. A screenshot without a layer name can become a picture that everyone interprets differently. Compare candidate homes using the same dataset and scale.
Ask about the whole property
A high-floor apartment, a building entrance and an underground garage are different parts of the same purchase. List what you need to investigate: access, storage, building services and the parking space.
Ask the owner for available information on previous damage and completed works. Separate someone’s account, supporting documents and a technical assessment. Recent decoration proves neither safety nor a problem on its own. A competent professional should assess unresolved concerns on site.
Create a checking file
Include the address, map link, consultation date, selected layers and questions. Add replies from the municipality, technical adviser and insurer separately when received. Keep “awaiting confirmation” as exactly that; do not silently translate it into “no issues”.
Before taking on financial commitments, request insurance terms for the specific case if insurance forms part of your plan: scope, exclusions and the process after an incident. Someone else’s policy does not establish availability or coverage for your property.
This exercise supports a housing decision. For current weather or an emergency, follow official warnings and instructions from the competent services. A map saved during a property search does not replace them.
An original DIAMAR editorial method: questions to investigate and discuss with a suitable professional. This is not a technical report or individual legal advice.
