Asking or completed price
Listings reflect sellers' expectations; completed transactions describe a different stage. Do not combine them without explaining the distinction. Check source, date and methodology before drawing conclusions about a home.
Geography and sample
A city average can combine very different areas and homes. Check boundaries, property condition and the period covered. A small or changing sample can move an average without every property changing in the same way.
Scenarios, not promises
When considering an investment, separate known costs from future assumptions. Consider maintenance, vacancy, financing and an eventual exit. Past growth is not a substitute for your own calculation or a guarantee of future results.
