Ask for the complete document
Spanish rules provide for energy labels in sale and rental advertising where certification requirements apply. The Generalitat publishes the registration procedure for the Valencian Community. Request the certificate and registration details; any claimed exemption needs professional confirmation.
Check the address, individual dwelling and date. A certificate for another unit or a cropped scale does not settle the question. If windows or equipment have since changed, ask whether those changes are reflected and whether an update is needed.
A rating is not a bank debit
Energy assessment uses standard operating and occupancy conditions. It cannot promise the amount of your future bill. Ask for a plain-language explanation of the indicators and recommendations.
For your own budget, separately describe how you will live: home all day or only in the evening, cooling one room or several, living alone or with family. If the owner shares past bills, anonymised periods and consumption figures are enough. Establish whether anyone lived there at the time. An almost empty apartment makes a remarkably economical comparison partner.
Turn the discussion into three questions
What needs checking before purchase? What could wait until you move in? What needs permission or a separate project? Three columns are more useful than a sprawling list of improvements for someday.
During the viewing, note windows, shading and equipment locations. Appearance alone does not establish a system’s technical condition. If you plan works, obtain a property-specific assessment and quotation before adding hoped-for savings to your budget.
Aim for a simple file: the certificate, your questions, confirmed information and separate proposals for work. The attractive interior will still be there, supported by a more considered decision.
An original DIAMAR editorial method: questions to investigate and discuss with a suitable professional. This is not a technical report or individual legal advice.
