A video viewing: what to request beyond the beautiful sofa

A remote viewing can save a journey when it helps you rule out unsuitable homes. Its job is to gather checkable information, not replace technical or documentary due diligence.

01

Plan the call’s route

Before the viewing, request a floor plan, basic dimensions and a list of spaces that will be shown. Write five questions that could change your decision: workspace, bedroom outlook, access to the lift and what the offer includes, for example.

Arrange a live call starting at the building entrance where permission allows. An uninterrupted route makes room connections easier to understand. Record only with the agreement of participants and the owner; other people’s documents and personal possessions do not need to be filmed.

02

Ask for an ordinary camera view

The camera should move slowly and pause in doorways. Ask to see rooms from two positions, then move closer to relevant details. If a room looks unusually wide, ask which camera mode is being used and compare the view with measurements.

Video is not a measuring tool. Familiar objects offer a rough reference, but not the accuracy needed for fitted furniture. Replace “that will definitely fit” with verified width, depth and height.

03

Make time to listen

Ask for a short pause in conversation in the bedroom, by a window and in the planned workspace. Notice what changes when the window opens. This can identify questions for a later visit.

Microphones and calling software may suppress background noise. Hearing none on a call does not prove the flat is quiet. If sleep or work depends on particular conditions, arrange an in-person check or a visit by a trusted professional.

04

Include the everyday details

With the owner’s permission, ask to see windows and shutters operating, storage, the space beneath the sink and accessible areas around windows. There is no need to interfere with equipment. A stain or crack is a question to investigate, not something to diagnose on screen.

Check the entrance, steps, lift and route to the flat too. A handsome sweep around the living room does not tell you how arriving with a pushchair, suitcase or shopping will work.

05

Finish with evidence and open questions

Make two columns: shown and confirmed; still to be checked. Send a short summary to the agent and invite corrections. The second column might include measurements, documents, a technical inspection or another viewing at a different time.

Do not let an enthusiastic end to the call become pressure to pay immediately. Property details, the parties’ authority and transaction terms need separate verification before commitments. A useful video viewing ends with a clear next step, even when that step is to rule the home out.

An original DIAMAR editorial method: questions to investigate and discuss with a suitable professional. This is not a technical report or individual legal advice.
